    Smile California Re Investor And Consultant

    Greetings; My name is Pattie and I am a real estate investor and consultant to other investors. I am pleased to see a forum for RE investors to collaborate, to share stories and receive advice on everything. I am excited to be part of such a great forum.
    I wonder if the forum may assist me on a present matter: I recently put together a Real Estate Portfolio consisting of Class “A” and Class “B” properties in CA, NV and OK with a total market value of $70M and an asking price of $50M for two investors in California. On 2/25/07, the investors backed out of the deal at the last moment due to financial restraints.

    I am left with an incredible Real Estate investment package, which consists of 12+ investment properties ready for purchase. How can I market this incredible package of commercial and residential properties to potential high-end investors before they slip through my fingers??

    We get alot of investors in the texas area though craigslist. Let me ask you a question. What is the % of equity on this deal

    Welcome to the REW forum, Patty!
    Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

    The equity on the properties averages about 20 - 25% of the market value.
    98% of the properties has a cash flow of over 10% and are classified as Class "A" and Class "B" properties. The remaining 2% are Class "C" yet are located in communities undergoing a revitalization. All of the properteis are located in CA, NV and OK. If you are interested in receiving additional information about the package along with other properties I presently have, let me know and I will forward you a brief profile with the basic numbers.

    Sorry it took so long for me to reply to your question. Presently I represent Package II which is a group of 17 commerical properties across
    five stated with an average cap rate of 7.0%, and 90 - 95% equity on the property. These properties were research and selected to represent package II due to their great return on investment. Please note that as a real estate investor, researcher, consultant, and CEO of Property Detective, the ultimate objective of the company is to complete a 2007 market research project which will document the number of successful acquistion of real estate investment properties received by investors which used our unique and customized services.

    We at Property Detective have created an effective, customized system which promotes a win<> win senerio for the investor.
    Each property which we represent must meet the following criteria:
    offer an average of 20% cash flow, a mimimum debit, a NOI average of 40% or below and are located in communites with an appreciation projection 7% and above.
