It's a requirement where I'm at. When we send out mass fliers, obviously it would be unrealistic to be 100% accurate to not target those homes that are listed with another Realtor. It's a simple, yet un-effective disclaimer. The epitome of loopholes around the rules that we can not solicit clients from other Realtors.

Nice ad. I'm guessing a post card as well? Just out of curiosity, how do you split the 4%? 2% and 2%? Here, no agent would bring you a buyer at 2%.

no that is a move up and save program. if the buy a new home i will give them 2% in escrow when they list and BUY from me. So i still charge 6% but 2% goes into escrow on there new home purchase. Kinda got them on a hook at that point. But your question the buyers rep gets 3 and we get 1. Our goal has never been listings but with it slow we are starting to do alot of things now
I have over 85 different program i do to attact buyers.
