    It has been discussed here before, and that is the absolute worst thing you can do to waste your PPC investment! People clicking on an ad for homes for sale or other specific offers do NOT want to see your home page. They want to see homes for sale in the specific community they entered in their search query. If you don't give them that, they will simply leave and find a site that gives them what they want.

    PPC is NOT long term. The goal of PPC is to start generating a consistent flow of leads immediately, while you are waiting for your site to start generating leads from organic results from your SEO efforts. If you are not generating leads immediately with PPC, you are not using PPC effectively. It may take time to nurture those leads until they are ready to buy or sell, but you should be able to measure lead generation results right away.

    Currently, about 30% of my PPC leads are local sellers also. That's with no PPC ads targeted specifically to sellers. I stopped running those based on the numbers. My seller targeted ads were generating few clicks and almost no leads, maybe 4-5 per month. Even with a substantial daily budget, I could never spend it. My buyer targeted ads were generating way more clicks and leads, and better quality leads, at 1/3 the cost per lead.
