BAD rank on google -What gives?

My site has the most popular terms in the url for wilmington north carolina real estate, I have summited a site map, meta tags are correct, page title and content match the search terms, all relevant content, html is good, back links on each page, 17 incoming links exist. Google analytics up for 3 months. Site up with google webmaster tools for 4 months. No flash on page. Relevant links on page. Site map OK.

"wilmington north carolina real estate" results are zippo!

I am at #2-#4 on MSN.

I'm in the same boat as you - I'm no where near where I think I should be. My site has 4,000 backlinks - from real estate sites.

In my case, I attribute it to age. MY site has been on since November.

i dont think age has anything to do with it. I would submit to one way diecrtories. That is the only thing i can think i have done

Sometimes when you are getting love from MSN, you are not that far away from getting the same from Google. How long has your site been up?

Been up for about three months. That would be amazing if google came in. I'm due for another googlebot run this week. More backlinks added and put site-wide links on all my pages.

Does doing all the right things too much lead to bad rank?

Does first page on google tend to lead to much more business than MSN? I'm getting only about 30 visits per week from MSN.

on my fort Worth site i rank #1 for all the main terms in Fort Worth Texas, And many for other cities in the top 10 and all the schools in the top 5 and i am at 700 visit from msn search for this month. on google just with my hit tails cause none of the main one rank in the top five yet i am at 650 people from google. It seems to me that google is crawling my site almost everyday.
