    Default How many times did it take you to pass the State exam?

    I don't know about in other states but I've been told here in Florida, the State exam has a 70% FAIL rate. They say its as hard as taking the bar exam for lawyers. Did you pass your first try (c'mon, be honest)? I am getting nervous as my date approaches to take the test, and I know several people who are realtors now that took it 2 and 3 times or missed it by a point or two. I am taking a weekend prep course the weekend before so I am hoping I pass the first try!

    6 times lol. But i didnt study the first 4 times. In texas it is a two part. So i passed the first part either round 4 ot 5 and then the second part in round 5 or 6. Actully i think i took me 5 time but dont remember. In texas they say it is a 80% fail rate the first time

    First time but I took an internet tutorial before taking the test. It was very helpful. I think it cost about $45 for 30 days and I consider it money well spent.

    Doesn't everyone have the same federal section, and then each state would have its own state section? I know I took a federal (80 questions) and a state (30 questions). I passed the first time on both.

    Drew, I think you are right about that. Some states are reciprocal so they may have similar state questions. It took me about 45 minutes if I remeber correctly and I passed on the first time. I don't think it is anything compared to the bar. Most of what you learn in real estate happens after you pass the test. Learn your terms and legal issues though as they are VERY important. Ask 10 agents what riparian rights are and see what you get. You never know what you'll need to know so learn as much as possible.

    I believe the FL test is 100 questions, not 110, and its 90 questions of law and 10 questions of math. I am just nervous!

    I took it once. It was easy. They said I had one of the highest scores they've ever seen. The biggest problem with the test in Texas is ... the test itself. It read like it was written by 3rd graders. I'm certain that the few questions I missed were missed not because I didn't know the answer, but because the questions were so ambiguous and unclear, that it was hard to know what they were actually asking.

    What it boils down to is this: It's easy to get a real estate license. In Texas, I can get it in two weeks (4 classes) and about $800 for the courses and books. It's cheaper and faster than 1 semester in Community College. RE has a very low barrier to entry. That, combined with the illusion that you get to put 6% in your pocket off of every transaction gets every waitress in the world out trying to sell houses.

    So, the reason for the high failure rate is that you have a lot of low-caliber applicants. It's also the reason that 90% of agents are out of the business in the first year. They don't have the discipline and perseverance to succeed. Most applicants have only a high school education or little more. They're not accustomed to the academic environment and think all the studying and thinking is "hard work".

    If you've got a college education and/or can think, you shouldn't have any problems handling the stuff they call "math". "Difficulty" is a matter of conditioning. If you've been conditioned and trained to think and work on a high level, you'll do fine.

    PS - My apologies in advance to any of you whom I've already cheesed off by this post. I do know that not all states exams are the same as ours (but I bet they're similar) and I also know that just because one doesn't go to college doesn't make said person a moran.

    Hi Liane:

    Funny story...

    I had taken my salesperson class, and due to scheduling, wasn't able to take the test until 3 months after.

    When I arrived at the test center, I recognized a young lady who had been in my class. "You're back here for the third time too?", she greeted me.

    "Umm, no. It's my first time. What's happened with you?"

    "Well", she said, The passing score is 70, and I keep getting 69... By the way, do you know what 'alluvium' means?"

    "Yeah, why?"

    "Oh, I got that question on every test, but I don't know what it means."

    "Well, you do know that each question counts for 3 points? Why don't you just look it up. You would have passed each time had you known it."

    "Nah. I'm just hoping it's not on this test."

    Never did find out if she passed...

    I did, though, on my first try. I just took the broker's test a few weeks ago, and passed that on the first try too.

    Here's my best advice:

    1) Don't panic in the test!
    2) Read each question and each answer choice all the way through.
    3) Stick with your first answer. It's usually right.
    4) On the tough ones, eliminate the 2 choices that are obviously wrong.
    5) If that doesn't help, come back to it later. Chances are the answer will appear as part of another question.
    6) Use the calculator. Even to add 2+2!
    7) Don't panic!

    I took it once (California). Boy was I nervous! And I remember when the result came in and the office manager came to tell me I passed, what a relief!
