Formula?
Well FSBO get listed by the owner, hence the name. You would need to search listings of them. There are some agency's out there that help owners go FSBO.
Foreclosures are also list based. Depending who you know, and who you can buy, depends on how many of those you can get.
Properties in general... check the MLS in the area you are trying to buy in.
