    Default Info Boxes, To use them or Not?

    Do you use info boxes on your listings?

    They can be a pain to keep full, especially if you have a large number of listings.

    My wife thinks they are bad because if people see them, look at the price and don't like the price they will drive away never to be seen again whereas if we just have the sign in the window they will call for the price and if they do not like it we can find out what they are looking for and steer them in another direction. Needless to say I disagree with my wife. I'm all for giving all the info I can to people and let them make their own decision based on that info.

    Any opinions?

    Don't use them!!! I was using them when I started my business and I kept wondering why I wasn't getting many calls. Well I took all my info tubes down and calls increased like %200. I then figured out that I could switch those people from that listing if it wasnt to there liking over to other homes!!!

    Default Make it easy!

    IMO, property flyers on-site is an excellent idea. Flyers provide the agent with an opportunity to offer prospective buyers, who might not have otherwise called, with information and images of the agent's choosing... flyers can also deliver an effective sales message to prospective buyers who disqualified the home, who might not have otherwise called, which compells them to call in about additional properties.

    I ALWAYS grab flyers when I drive by a house for sale that I might be interested in. ALWAYS - I love em! That is from a buyers perspective, if I like the house, I am going to call my realtor anyways mind you, but hey if it's your listing you are still doing well right

    I use them, too. As Resale states, I include a couple photos and a good description - just enough to get their curiosity up. I don't put the price on the brochure unless it's really a low one. If it's a single family home with only 2 bedrooms, I don't mention the fact. I only highlight the positive things.

    Does that make prospects mad? IMO, it makes them call. Now they have a print-out of the property with photos and my contact information.
    Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

    yes you should only highlight the important selling points that may attract people.
