Default Keyword Research to Attract Listings?

Has anyone done any keyword research that seems to attract clients who want to list their homes? If so, care to share? I started out running Overture's keyword analyzer for "city listing agent" & such, but I'm not finding anything.

One would assume any searches for area "realtor" "real estate agent" "real estate office" etc are looking for someone to list their properties as opposed to searching for inventory. No concrete studies for ya bud, sorry

Worthy of note however, is that many searchers looking to buy real estate, also are looking to sell real estate

yeah - I always assumed that searches for those terms were more quality - looking for buyers or sellers. I didn't know if anyone had any luck specifically targeting sellers.

I just started getting my first trickle of leads, and one of them was a guy who wanted an evaluation for about 2 mil worth of property he has. So I definitely think having free home evaluation link that is easy to find can help get seller leads. Also, maybe describe how you market homes etc., like a mini listing presentation on your homepage. Just my two cents...

Not sure if this hit your radar but about 6-8 months ago AOL goofed and released a bunch of user search queries and the sites that the user clicked on.

Google search for aol search database and you can find a bunch of sites that give you a front end to access the data.
