    Default How Much Search Criteria is Enough

    When designing a custom MLS, how much detail should one go with on the search criteria? Keep it simple? For example, in waterfront communities should we provide waterfront types such as salt water, fresh water, intercoastal, waterfront -- or just give them a simple yes or no option.

    I think the answer to this question is really going to be local to your market. Do buyers really ask what type of water waterfront properties are located next to? Or is this something that normally gets discussed during a showing tour or initial meeting when uncovering needs?

    In my particular area - we have nothing but freshwater so it's not really something I've thought about.

    What do you use (which categories) to search for homes for clients when you are on your MLS? I realize that you won't want all of the options, but, you know how to search already so use that information to start with.

    I'd tend to keep it more simple up front, if you want to get more detailed maybe create an "Advanced Search" page that would allow them to select more criteria.

    Thanks, and I was speaking of the "advanced search" area. I'm torn between giving them too much or not enough. Most IDX's I see give them little choices for waterfront and I guess this is so that they call or email to ask the question, such as "is there gulf access with this lot"? Cuz that's the goal to get them to call with questions so you can start talking and building a relationship. I think for starters I will come up with simple.

    It has been my experience that sometimes the users of the IDX are not as familiar with searches as you are. If they put in too much criteria they will trip themselves up by eliminating properties that they would be interested in. Just my .02. Wayne

    I know and I agree with you except for the fact that the people who usually ask for waterfront seem to be well educated and / or a little bit more computer savvy. But the worst thing that can happen is like you say "eliminate properties". Better to give them all of them and have them ask questions I guess.
