Phone script for IDX registrations

Hello everyone,
I've finally setup an IDX search on my site through IDXPro and have gotten about 25 leads in the first week. Most people provided (what seems to be) a real name, some fake emails and some did not provide phone numbers. I have about 15 leads that I can call.

Those that did provide a phone number, I'd like to call them right away and try to just let them know that I'm here to help and if they have any questions or wish to schedule a showing, to contact me.

I'm looking for the actual dialog or a script of this conversation. Is there a place to buy one or perhaps someone can share their own?

Keller Williams has a bunch of pre-printed scripts and dialogs. You'll probably have to pay for them. If you're not at KW then maybe somebody here could share what they're using. I've never been a big fan of them (the feel manipulative) but people swear they work.

I would be interested in hearing what others are using as well. I have hired on a guy who makes most my IDX registration calls and he is killing it. He just has amazing phone skills, this is his third month in the real estate business he has three closings and is working with 5 more buyers! All off registrations...

Wow Russell,you got 25 leads in the first week? that is great you attribute all the leads you got from the idx? how many leads were you getting prior? Keep up the good work

Before the IDX, I was getting maybe 1 lead per week. So this is really paying off now. I'm just more comfortable speaking to these people in person, then over the phone. I feel like a telemarketer. But I guess it's part of this business.
