Default what is a more popular keyword? Your City Realtors or Your City Real Estate Agent

I want to build a new website that focuses on people searching for real estate agents (as opposed to the keywords like Real Estate Search or Homes For Sale). Does anyone know which phrase below is more popular in Google or the other search engines?

    "Any City" Realtor
    "Any City" Real Estate Agent
    "Any City" Real Estate Broker

I have one website that is optimized for the keywords "Austin Real Estate" and "Austin Homes for Sale". That current site allows users to search the Austin home listings from the local MLS. I want my new site to be focused on people that may not want to search themselves but just want to find a good realtor.

I appreciate any feedback on the idea and your knowledge of the rankings of those phrases above.

fyi... I just filled out a form on REW to get the ball rolling. I figured I might as well hire the best. This will be a brand new site so we'll all get a chance to see how this site performs from scratch.

Do a search for free keyword suggestion tools. I use digitalpoint but it seems like you have to have a Google API key and Google isn't giving those out anymore. I've also noticed that the other kw suggestion tool I was using doesn't seem to be working for the past couple of weeks. Maybe someone else will give a suggestion of a tool that is working.

These tools are not the end all and I'm noticing that all of a sudden the kw phrases that were most popular for my areas (usually city state real estate with the state abbreviated) has now changed to city real estate. So I'm never 100% sure which one is most important - I'd have to check my own stats which I rarely have time for but maybe I should make time for.

In your case you don't have stats to go by so you need to use a tool to at least give you an idea. Also, you need to work on more than one keyword combination - not just the top one.

And just so you know, in my area none of those searches are very popular.

Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

When I am looking to relocate, I always put in 'area realtor', but that's just me

I've tried the yahoo overture tool to get keyword results but I always suspect those results will be different from google's results. I was hoping someone had done some pay per click advertising for their area and would know which of the phrases is the most popular. I will optimize the site for all three most likely but I'm thinking one of the phrases should be better to work on than another

That was the other one I use but it wasn't working the past week or so. Seems to be working again.

the seobook tool says it gets it keyword numbers from overture. Do you think yahoo searches correlate to google searches? I personally think google users are different from yahoo users and therefor you can't rely on overture tool. Am I overthinking this?

I have a question that more relates to a (website that focuses on people searching for real estate agents) I am wondering if there is much value in doing such a thing, since the idea that is currently being touted is that 85% of people searching the web for anything real estate are looking for homes not Realtors, and most of the rest of them are searching for information concerning the value of their home or information on towns or areas as related to real estate. Only later on are they interested in the agent and that is to get to the houses?

That is what is being taught though any way.

Jim - I appreciate the feedback. My rational for doing this new site focused on realtor searches was that I already have a site that is optimized for people searching for homes online at www.austinhomelistings.com

Ok, was not trying to be critical, more was looking for peoples opinion on if this was a area that was worth the time it takes to do it.
