Writing a great property description

I am currently putting the property I have for sale on a bunch of listings sites etc (See my bet with my Realtor post if you are wondering why he isn't writing it, he has his own) and I am wondering if anyone has any advice or tips when writing a property description.

The property I am selling is appropriately priced for the area (Which is about an 8/10 in terms of desirability of location) its quite a nice street to live on.

The home is 2000 sq ft, single family on an 8000 sq ft lot.
3 Beds 2 baths (Including a kick butt bathroom I built myself, with a $3000 huge jetted tub, separate stand up shower, heated 13x13 square tile floors, a skylight, window above the tub, oversized pedestal sink blah blah blah.

Newer kitchen (Within 5 years, not high end fancy, but new and quite functional) Livingroom diningroom, Laundry room, small deck in the back, great landscaping, huge rec room downstairs. Ummm 2 natural gas fireplaces 1 up 1 down, covered 2 car carport (Not enclosed garage)

What else do you want to know? How can I dress it up?

One thing I do is to pull the last 10 homes that have sold in the area and check out what they wrote. This helps to get the juices flowing and I usually end up using pieces of all of them.

Since you have some unique things in yours that the others may not have, why not check out a bathroom remodel magazine for some help with some sound bites...

Good article Steve. I just read most of that info in the book I am reading Freakonomics. Morgan has plenty of particulars that stand out as upgrades and will need to emphasize those features.

I don't think so; I'm pretty sure the way I heard about it was when browsing these forums though. It's a pretty popular article and really helpful.
