    Question Market Analysis Co. or Software available?

    I would really like to get some type of software or hire a company that does real estate market analysis. I've heard of top producer's marketsnapshot but after finding out about the limit of 150 and then I get charged more, then no thanks. But I really love the idea. Plus, I would like to use it as a marketing tool for direct mail as well as put it on my website. Also great to use as part of my listing presentation & my 2 week listing cma followup.

    I sort of ran into 1 company that does something similar to it but the only problem is that as an individual agent, you can't get it. It has to be from the broker itself and then they can pass it onto the agents in that brokerage (at least that's what I got from it). The company is www. trendgraphix. com

    No! I don't work for them or have even used them. This is not spam at all. Just sharing knowledge.

    On that subject... does anyone know of any other company (or even a software) that does something similar to that - creating statistical graphs based on info from the MLS? I want something for me. Not sure if my broker would go for something like this throughout the office.

    You can create your own from the information in your MLS. Doing a thorough market analysis is perhaps second only to marketing a property as what you offer in terms as value to a client...Maybe I don't understand what you are asking for.

    Sorry about not clarifying more.

    I guess what I need is someone or a software who could quickly do it for me on a weekly basis based on my farm areas and maybe even a whole county. I don't want to spend the time doing the work myself as I'd rather be out prospecting. Unfortunately, being new, I don't have $$ for an assistant who could do it for me. So I thought maybe there's a software or a company that does this similar to how top producer marketsnapshot has it.

    I would like not just numbers, but actual graphs and maybe pies. I'm looking for anaylsis pretty much on the following:

    number of homes for sale vs. sold vs. pending

    days on the market & median price of sold homes

    average price of for sale and sold homes

    I'd love it if they were able to generate a weekly and monthly.

    I hope that clarifies things a little bit.

    You should be able to do this in about 30 - 45 minutes a week. Plus, since you are new, it will help you understand the market better. I would add absorption rate and track 1 month, 60 day, 90 day, 6 month and 12 months. By doing so you can see trends as they are developing to get a clear picture of the market. You might also be interested in expireds, withdrawns and price changes...

    Hi Baltimore Agent,

    I agree with Ryan Ward's comments about doing it yourself at first and about his suggested additions.

    Since I gather your MLS provider is MRIS, as it is mine, you may want to look at a CMA software product they have called Titan. You can see a sample report by clicking on products on the MRIS home page. I believe MRIS offers free presentations and training sessions of Titan occasionally. Good luck.

    Thank you Ryan and Susan for your advice. I've been playing around with it for a couple of weeks now and will continue to do so. I didn't even think of doing the expired and price changes...I'll definitely work on that too. I will also check in on the Titan program.

    In our area, people with the City Property Appraiser's office is one of the best sources of info... networking with them might be the best way to find a knowledgable firm in your area (they'll be consulting the appraiser for CAP rates anyways--- they talk to to the finance companies all the time, too)
