    Default Liens - are they safe?

    I'm selling a mobile home on Ebay, and I have someone thats interested in buying the mobile home. Shes got 998 feedback, 99.9% positive, signed up since 12/02. I believe its safe to assume shes a trustworthy person but you never know. I asked for the entire amount upfront, and 2 weeks to move out.

    However, she is saying her lawyer said to get the title in her name first before paying the full amount. So my question is this, I'm thinking about asking for $1500 upfront to pay the taxes and transfer the title. If I do that, and fill out the lien section on title, what should I do to make sure the transaction goes smoothly? I don't want to be ripped off $20,000.

    The whole idea of getting the money first, and having 2 weeks to move out is because we need some of it to put down on a place to live. I need some input asap, thanks

    Have you considered using an escrow service?

    I just checked it out, looks like a good idea. However, my only questions are, if we go through escrow.com, will i have to fill out the lien section on the title, and is it possible for them to go to the DMV, get ownership, then tell escrow they didn't receive it?

    I don't THINK it is possible, but that is really a question for you to ask them, straight up rather than a group of online REALTORS,(grin).

    Why not just go to escrow(dot)com and ask them? i am sure that they have hndled these types of questions hundred of times.
