Our standard works about 80% of the time. When they ask us the price we tell them it will take a minute to pull it up. Half the time when they call they are calling from our website about a listing that's not even ours. We handle sign calls the same. As we are waiting for it to "come up", we ask them if they are working with a Realtor first so we don't waste our time. If they are not, then we ask them where they are from and try to create a quick bond. From there we ask the basics and in the meantime we input the info into our MLS. Then we say, "I put your info into the MLS and I have 20 more homes that match your criteria, would you like me to email them to you." It works almost every time. Then we set them up in our automatic listings update system, put them in our crm and do a great job hopefully of following up.
