    Oh wow, I have not even begun to look at that code yet, looks like I need another employee to clean and note code on the site...it's over 1,000 pages, I took a quick look and most pages are a bit slopy. Thanks Jeffrey, I'll post back to the forum when we make the changes you guys have suggested.

    site design looks clean but the phrase "real estate" appears in way too many links on the homepage. Not only will this hurt your SEO, it might get you banned from some search engines- just my 2 cents

    Some search engines will drop you if the same word or phrase appears too many times because it's perceived as clutter- depends on that particular search engine's algorithm at the time. Repeating the same phrase 10-15 times on the same page may be OK- anything over that might be pushing it. It's hard to say exactly what search engines do this, plus they change the algorithms frequently- so to be safe I try to optimize for all search engines.

    Search engines can/may remove a site from their index for SPAM [Misleading or repeated words].

    Outside of SPAM, search engines can/may apply "filters" that take into account "Keyword Density" to help keep results relevant.

    For instance, a page might have 800 words on it with 36 of those words being "Real Estate" without any problem.
