    I think this is a good suggestion. One of my agents recently joined an investment club (meets weekly) and he has already made several good contacts.

    Bad Credit history not such a problem with mortgages:
    mortgages for people with bad credit, bad credit mortgage and IVA mortgage

    I've heard great things about real estate investment clubs. Has anyone had alot of success for finding wealthy investors through this type of networking? I'm also looking for local Boston meet-ups, if anyone knows of any.

    Jason, if you have questions about investment realty feel free to drop me a PM. If I can't answer it, I can get it from one of my Realtors to help educate you on it.

    As far as how beneficial groups are, a large majority of them are a bunch of wealthy investors with one Realtor or a small office of Realtors working for them. We've tried to deal with a few groups, but a lot of the time they have outrageous criteria, even in today's buyer market. Buying properties that are for sale at 70% of their appraisal is fine and grand, but an entire condo complex? Not likely. We finally got them one of our investment properties that offers guaranteed profit for the first 4 years even though it didn't meet their 30% lower criteria.

    Often with these groups, one or two people leads them, and the rest just give their money and their trust. So you only need to know the leaders or organizer's. The 3 I've dealt with personally had clueless members, they just signed wherever the organizer said to. When I tried to explain and educate them what they were putting their money towards, one flat out told me he didn't care. He trusted the guy, and the guy thought it was a sound investment, so he did it.

    Another way these groups work, is they make a group business, all put money into it, and the business owns the property. They all share the profits. One such group bought over 50 million dollars worth of units from one of our outside Realtors out in Las Vegas. Get a lot of people with decent money, and they can make nice rewards. The more money you put in, the more shares of the company you have, the more profits you get back etc.
    If you're not remembered, you never existed.
