    Default contacting old leads

    I've been so busy working my new leads that I have not had time to take care of the old ones. I've just hired 2 new agents and am assigning this task to them.

    Does anyone have a good "I've been too busy to get back to you" script to get them started on the phone or through e-mail?

    Most of these old leads are people who were not ready to buy instantly. Those who were ready to buy instantly were the only people I had time to deal with this summer. I've got close to 1000 old leads to work with of which maybe 50 or so could still turn out to be worthwhile buyers.

    Just tell them the truth,

    "Hey Susie, this is Michael Brown...yeah you know the realtor that never follows up on his leads..yeah, well anyway you want to buy a house or what because if not I have better things to do...Thanks"

    LOL that's great and will work like a charm....

    Seriously, there is only one me and only so much time in a day I'd love to do everything I'm supposed to with 33 contacts per client a year and all, but up to this point I return calls and return E-mail and that's all I've had time for. If they skip a call or skip an e-mail they are out of sight out of mind.

    I'll have some newsletters out in the next week or so but even those take time to put together if you are sending anything other than the pre packaged crap that so many Realtors seem to be using with cut and paste info from other markets around the country.

    Yeah in all seriousness, what I do is just send the people listings, after all this is what they are really looking for. Cookie recipes or a joke of the day is a waste in my opinion. Set them up on prospecting with your MLS and have them sent listings when something that meets their criteria pops up.

    It would be nice to send them a hey, just checking to see if you still interested in buying a home in Rehoboth email every 45 days or so.

    And as for the script, I would just wing it, just ask them how they are doing and how their relocation, home sale, home search, or whatever is coming along. I would keep it fairly straight forward.

    I'm working on a drip e-mail system but it's about 2 months from completion.

    I thought you had an REW site. They have a drip email system built in the backend...

    I'd try, "Hi ______ , you previously contacted us about buying/selling a home. I was just curious; are you still in the market to buy/sell a home?"

    "Great! In that case, may I ask how it's been coming along?"

    ...otherwise...

    "So have your plans changed? I see. Who do you know that is interested in buying or sell a home at this time?"

    (or)

    "So your plans have changed? I see. Would you mind if I stay in touch with you? That way, when you hear about anyone buying or selling a home you might think of me and to me that's really important."

    "Great! All I'll need is your email address (or mailing address if your system calls for it)"

    I have been plugging them into a bi weekly newsletter system that I send out. I don't really understand the whole drip thing. I receive about 5-10 leads a day off my website. I contact them all initially and if they don't respond whether it is a phone call or email, I send them right into my newsletter database. I have been doing this for about a month and I received my first call today. It was a guy coming in town Friday and Saturday this weekend looking for a condo. If someone has a second, could you explain a drip campaign and how it benefits?
