    Default Question

I'd like to ask all of you out there, what are the best questions you get from clients? The kind of question that makes you say: That's a good question! The other day, someone asked me "What is your average length of time from listed to sold?" and I thought "what a good question". What other good questions are you all hearing out there?

There are many questions that clients tend to ask, such as,

What is the average appreciation in this market?
What is the average list vs. sales price here?
How are property taxes calculated and how often can they change?
Does the buyer or seller pay deed/tax stamps?
Does the closing occur at an attorney or title company?
What type inspections are typical in this market?
Which area has higher rated schools?

These are just a small sampling of the common questions my clients ask.

When ever I go on a listing appoinment I have stats. Like "my list price to sale price is acually 99% versus the average at 95% so by working with me I am acually going to net you 6,000 more on your 200,000 house than an average angent." I have a tool bag that I bring with me to help intice sellers to want to do business with me. I would recomend memorizing your stats.

I agree with Eric - Know your market stats. Any true professional will know his or her product and market. It will set you apart from just about every other single agent they talk to, and it will give you instant credibility.
