    Why other agents dont want you to know about this #1 tool in a slow market.
    Does anyone use www dot homefeedback.com?

    How to Keep Sellers Happy in a Slow Market.

    Homefeedback.com is a feedback request service that automates asking your showing agent for feedback. The old method of obtaining property feedback is for you to call the buyer's agent and ask for feedback. When this method fails -- as it often does -- sellers blame you. Homefeedback.com makes getting that feedback easier because it provides buyers' agents with a faster, simpler way to communicate with you.

    With HomeFeedback you can send a completely customizable set of questions to agents that have shown your listings. When the showing agent responds their answers will be sent to your seller (with a copy to you). Even if the showing agent fails to respond, your seller will still be notified of your efforts to get feedback.

    Just wondering if anyone knew of a similar program that was available for FREE

    At first I though this was spam, but I am glad I read the whole thing. The thing with any good software (That needs updates and needs to be well supported) is you get what you pay for. If you are looking for something for free, #1 it will probably not be any good, and #2 it will probably never work properly and you will spend hours trying to figure it out and fix it.

    If you think the service is good, then use it or look for a less expensive version - but to look for something free that does as good of a job as a paid version, typically does not work out well.

    Ah I find it easier to get the feedback myself. If its a slow market, usually means its slow. Why would I want to pay someone if I could do it my self with a few phone calls. Now if it was a fast past market and I didn't have time I would understand.

    Getting the feedback myself and then contacting the seller is beneficial. Think about it this way. You get feedback that the home is overpriced, you can give the feedback to the seller and possibly get your price reduction paperwork started all at the same time. Or if clutter is a problem, you can once again state you position to the seller. Too many times agent look for ways not to communicate with their clients. They just don't want to be the bearer of bad news. Guess what, That is part of our job.

    I don't know about everyone else but I don't respond to emails that require me to fill out a form to help the listing agent sell a house. If they are too lazy to call and ask then it is not worth my effort.
    Serving all your Outer Banks real estate needs and if you are looking for a deal then search all Outer Banks foreclosures for bank owned real estate.

    These type of feedback requests irritate the heck out of me. For one, they require you to click a link in an email which of course lends itself to all sorts of potential virus problems. And for two, I think it is lazy and impersonal on the part of the listing agent to do something like this. A personal phone call will garner much more information. IMHO

    I NEVER fill these out...if the agent takes the time to call me, I will be happy to spend a few minutes on the phone with them.

    I'm on the opposite side of the comments above. I hate agents calling me for feedback and would much rather fill out a feedback form via email at a time convenient to me. Further, consisten feedback fields means you can run reports on the response, which helps in analysis of what's right and wrong with your listing. In Minneapolis, I'd say 60%+ of feedback requests are completed... which isn't bad.

    I'm with Aaron on this one. I hate it when LAs call me, usually in the middle of the day when I am out showing houses and don't have my notes on a particular property I showed a couple of days ago. The email feedback forms allow me to provide feedback at my convenience, not theirs, and to provide useful feedback from my showing notes. My stock answer to LAs who call is that I don't have my notes and don't remember, so send me an email and I will respond to that later.

    I agree with the last couple of posts. I love the system, and I love that when the buyers agent presses send, the email comes not only to me, but my client as well. Then when I tell my client that the home is overpriced, or it looks like crap, there is plenty of evidence to back it up. Also, it's just not me making up some story for my seller, it's coming from the agents who showed the house. Genius.
