    Default Working with Builders

    I have been working on my websites and marketing material for the past year constantly. I think I am at the point where I feel comfortable selling my services to Builders in our area.

    How have some of you approached builders? There are several small builders in the Myrtle Beach Area that only build a few houses here and there. I can be so beneficial to these builders, but I currently don't have the connections. I thought about putting together a builder packet like mortgage companies are constantly sending me.

    What kind of items should I include in this package? Any idea would be greatly appreciated.

    I have got my in recently with builders through expired listings. Usually builders are loyal with agents usually staying with one. With the way the market is I have been able to slide in easily because the listings are selling with the current arm char realtor they have.

    That is exactly why I want to start approaching some and sell myself. I am getting a packet together, because so many are to busy to meet and ask me to send information. I am looking to put together an impressive packet of information and marketing materials.

    Pretty much throw every thing you have at them as far as marketing goes, virtual tours, webstites, newspaper ect. Chances are they are going to be impressed because the guy that they have been listing with is been riding the gravy train when the market was hot. Just listing and waiting for it to sell.

    I am about to do just that. Between now and the end of the year, my goal is to start working with three area builders.

    We're on board with you Darren.

    Agents in our area place a print ad, list it mls then close their eyes and wait for a real agent to sell it. I'm so tired of the builders staying with the same old same old. We're going after them with a vengence

    Unfortunately, as Eric says, they're usually very loyal with their agents. But it's time to open their eyes!

    I have noticed the loyalty, but they have to know that most people go to the Internet first. As a matter of fact I wouldn't be suprised if many builders in our areas read some of these posts. We all know that REW is on the first page for Real Estate. I think that builders questions area would be a great section to this forum.

    I was talking to a builder last week that called me to tell me that he had 3 homes in a neighborhood where I had a listing. He wanted to tell me that he would pay 3% if I were to show the house when I had a buyer in the neighborhood. Of course, I tried to get the listings and went on about my marketing. He told me that has seen my materials all over! That was great to hear and it sent a light bulb off in my head. There are agents all over that have 10-15 listings for a single builder and dont have nearly as much marketing in place as I do.

    I am not saying this to solicit business away from anyone. I am just frustrated, because I have 20 listings and I work my butt off to keep all of my sellers happy. I look at other Realtors that work 1/2 as much and have more inventory than me, because they work with builders.

    What about targeting a builder and their subdivisions for KW's with your website? If you rank well for them that would garner some attention.

    We do that now and for a few we actually rank page 1, which is being added to our marketing profile when we go after them

    I rank well for just about every subdivision in the Myrtle Beach Area and I will definitely let them know that when in meeting.
