    Default Locating Short Sales & Foreclosures

    I have a client who wants me to focus on finding short sales and foreclosures for him to buy. What is the best way to find these types of properties?

    You don't have a way to search this through your MLS? If there is not already a built in search for this, can you search for keywords in the remarks sections? Surely, there must be a way through your local MLS.

    On my MLS you can set up a search that way

    I would focus your client on the best "deal" out there which may or may not be a foreclosure or short sale.

    That's my point - 95% of the short sales/foreclosures out there are NOT good deals...there are many "investors" who want to focus on foreclosures because of the misconception that they're all a steal.

    Interesting to read. I also assumed that foreclosures would pretty much always be a good deal. At the time when I was buying, I didn't know how to find them either. I guess it didn't matter since I found a great home anyway.

    He does think he can get a better deal on a foreclosure. And yes, I did make my opinion known that there are going to be better deals out there and focusing on foreclosures is not the way to go. But he keeps coming back to that.
