    Default Buyer incentives ideas...

    I've been going through some incentives to catch buyers eyes (for mid range property values, 200k-500k) that I'd like to start advertising.

    They are not groundbreaking but are varieties of the norms.

    Any and all additional suggestions or others that you find useful or successful in selling properties are welcome.

    Redecorating Allowance - Pick your Floor style. Owner will install new flooring prior to closing (based on $ amount).

    Painting Allowance - Same as above.

    Cash Back - Owner will pay first 2 mortgage payments (varies on price) or partial closing costs.

    Appliance Upgrades - Choose your new appliances (upto $ amount).

    Of course there's always the stds - 1 year Home warranty (increasing to two these days), Paid survey's, inspections etc. at closing.

    Ideas or thoughts?

    I have been considering;
    We are so confidant that you will love your home That if you are unhappy for any reason, in one year I will sell it for free. (obviously the CB commission would apply)

    This should, I hope eliminate any potential buyer hesitation. Worst case senario, I get another listing in one year and they make another purchase.

    I like that idea. Good way to drum up more business. If the buyers dont have a WII you could offer that as an incentive. Sounds cheeseball, but the WII's are really cool

    How about Home Depot and Lowes gift cards? That way your buyers can pick and choose exactly what they want done to the house, according to their taste.
