I am planning to buy my first house but I do not have that much of money. Are there any alternates and what should I be careful about while negotiating such a deal? I do not mind going in for a Mobile / Manufactured Home. Help!!

For a first time home buyer with decent credit you can get a first time home buyers grant to help pay for closing costs, this will usually get you several thousands of dollars added on to your home loan for use with closings costs from the federal hud program.

You can get a home loan with no money down for first time home buyers, I would go and talk to a very reputable bankers/home mortgage company and ask a banker about it.

Do not get a mobile home unless it is for a short time period and expect to not have any equity. Mobile homes are considered cars in every aspect, they do not appreciate at all. You can sell it but for every payment you make take that off the initial cost, that is what the mobile home will be worth.

A manufactured home, one of those built in a factory and moved, are better but are not quite as good as a home built on site. But they are definitely better than a home built with less than 2x4 studs and on wheels.

I just watched a program on TV about how US home owners are down sizing and they talked about how small mobile homes are the next big trend in the US!? I know in Cyprus they have these little pre-fabricated homes that are called US style houses that are very popular -don't ask why.
