    Default Emails used for Leads

    I have an issue getting leads to respond to my first email sent out that opt in on my IDX. I know in other markets people are more open minded and more chatty. But I believe in the NJ/NY market people hate solicitations whether through email or phone.

    I'm getting 1 or 2 leads a day and there seems to be no response on my emails.

    Can anyone provide a generic email they first send out that gets them to respond. I've tried some variations but no sugar.

    Depending on what they were looking at, run a search on some inventory in that area around that price range with a short note..."I saw a couple of these homes today and thought of you as they seemed to be in your area of interest.....let me know if you see something of interest"

    I feel it is essential for the first few contacts to make the messages real. Generic just doesn't work as good. I have used both response types with 50% greater close rate with a personal email relating to their info. Make the effort to build a online relationship and you will see a much faster return. Buyers now when they are getting an automated response and are visiting several sites in that day. If you can be the first real contact your chances go way up. If you want to be like everyone else use generic emails, if you want to show your clients who you are and how you can serve them be your self from day one and treat them in a way other than generic. If you don't want to be a solicitor don't read from the same script they do..

    I have moved this into our brand spanking new "lead follow up" forum - exactly the kind of question this forum was created for.

    The problem for me here is that I really don't have any idea what people are looking at when they register. The only people I have an idea about are those that save favorites. I can't see what they searched for or if they have a saved search so I am stuck with a generic email to send.

    Wolfnet doesn't capture the mls of the listing the client was looking at when they signed in????

    I'm not sure about Wolfnet anymore, but, with REW, I get an email stating that someone registered. When I go to the backend to see what they have done, all I can see is if they have favorites saved. If I could see what they have as a saved search or the property that they registered through, I could send a specific and highly targetted email.

    This would be ideal and I know it can be done. I just don't have the hundreds of $$$$'s to do it right now....

    Its custom IDX, right? You can't see what they saved, what they looked at, where they came thru....???

    You had Wolfnet before...did it have those options?

    All I can see is what they have saved as favorites. I really need a lot more info to be able to convert the leads better.

    I need info about their saved searched and I need to know what they registerd on...

    Don't have it in my budget right now, but, I think that this is very important data that I will need to add if I'm to convert these people better.

    I'm having that done right now. Presently, I can see the favorites and saved searches but not the last login date which to me is critical.

    The only advantage wolfnet had over rew idx is that I did get alot more leads saving searches and favorites and could see how many time they visited and last login etc.

    Ryan - I noticed you had nice big buttons designed for saving favorites and saved searches.....are you getting more favorites saved etc? In distributing leads to agents this is huge! I don't want my newest agent working 1 mill+ leads. The more info I can get the better!
