Cool Bro. But I am not looking for banks. Private money/hard money/hedge fund money....companys that will loan enough money for a full rehab short term and then my bank will finance under my LLC.

DOH!!! Thats a good point...lol Ok Ok...let me clean that up. Hard money lenders that will deal with an old car dude (IN LOUISIANA) with enough ambition to choke GODZILLA for the right amount of money.

Private money is a bit of a touchy subject for a lot of real estate investors because, done the wrong way it can appear that you are trying to sell a security without having a securities license. For example, stick an ad in the paper saying "Earn 15% secured by real estate" and sooner or later you will have an SEC attorney calling wanting to know more about what you are doing.

There's a right way to go about it, though it requires a little more care and attention, and some time spent contacting people with money who are predisposed to real estate. If you spend the time up front packaging yourself and your offer and then approaching the right people though, no surprise, you'll find you soon have all the money you need to fund all the deals you find.
