    Don't worry about the (lack of) geocodes / address. SE's love to index listings with community (tract) names, MLS numbers, etc. You'll be amazed how many people search using these terms ....

    I am amazed as well. I wish I had gone custom IDX a lot sooner than I did. One of our sites has almost no top positions for real estate terms that seemingly everyone wants, but it is almost always right there when it is a search term that matches any of the IDX data. Consider if you convert a lead or two as a result to see what your ROI might be. In our case, it was a no-brainer, especially since we now control the parameters and can modify snippets as we need.
