    Default MLS Data feed only sends Active/New listings

    I'm having trouble figuring out a way to implement my data feed importing into a database.

    Currently my feed only provides Active, New, Hubbard, and Show. My only option at this point is to delete the database daily and insert a FULL feed every morning. This seems extremely inefficient, so I want to see how others have setup their system. The MLS Tech is very helpful if I need to ask for help or changes in the system. Anyone have any experience with this?

    I use the Greater New Haven MLS of CT.

    what's a Hubbard?

    I think most everyone here has a 3rd party IDX that is updated automatically(daily), or has the REW custom IDX which is updated automatically (how often?).

    perhaps you are talking about a free feed vs a $40 hosting charge? It's probably worth it to look into wolfnet, or IDXR, or ihomefinder. They also have lead generating capabilities.

    Im talking about a FREE data feed provided by the Local MLS system.

    Thats not what I should be using?

    Isnt that the best direct source of MLS data?

    hmmm. Those IDX companies i mentioned update the listings automatically, and have lead capture capability.

    If a web looky lou wants to save a property search, they have to give you their name and email.
    if someone wants to save a property in their own folder, they have to give you their info.
    they want more info -- they have to give you info.
    they want to make an appt -- they give you more info.

    plus you don't have to hassle with downloading info every day.

    I have no problem putting together all those features. My problem is updating the data. Should I be downloading full feeds daily and deleting the previous feed? (b/c I dont get change of status listings such as sold, expired, ect ..) .. or am I missing something here? I was under the impression I should be getting these change of status listings as well.

    my opinion....pay for the 3rd party IDX. it's so much easier.

    Its not hard to import the data into a database. Then to call the data. I'm just wondering if I have all the required data.

    Hubbard Clause - when you have a signed offer, but is contingent upon the buyer selling they're home first. You continue to show the property and can sell it to someone else before they sell their property.

    Theyre kind of dumb, b/c who knows if/when they will ever sell.

    ok, an offer contingent on the buyer's home selling. how did this get named a 'hubbard clause'? that's funny.
