    Has anyone noticed an upturn in the number of homes going up for sale? Normally, things start slowing down for us in december, however this year we are still shooting 8 to 10 listings a day. I was wonder if this was just local or if something nationwide is going on.

    Maybe people think the lower interest rates will make things turn around? I think things will be much better by spring. At least I hope they are.

    While I haven't paid that much attention to them coming up on the market for sale or not.... I know sales have slowed down and our days on market has increased alot.

    The most recent reports that I could for us showed:
    Oct 06 had 9217 active residential listings;
    Oct 07 had 12,478 active residential listings.

    The areas that I specialize in, not too many new listings. But if someone puts their home on the market during the holidays, I think they have to sell it now because maybe their loan rates will adjust soon. I don't know, just a thought.

    still noticing increase in foreclosures going up for sale, buyer side is great and seeing more volume than this time last year, not seeing to many listings from individual owners going up in Dec, but then again I've directed those who have inquired, mostly in Downtown Dallas to hold off until 1st quarter, so they don't drive up CDOM and settle in 4th quarter.

    In Austin I am seeing more home listing coming online. What is interesting is usually people hold off until january. I dont know if people are desperate to sell or think things are going to get worse.
