does anyone know how i can get a free forclosure list for my area? Is there a website that you can go to, or do i simply have to go to a real estate agent and get one from them? Any info on this would be greatly appreciated.

I think your best bet is to work with a local real estate agent. Why not look for a buyers agent who is familiar with your area and has probably seen many of the homes.
You have normally two options to get a list of foreclosures:
1)Buy a list off some company
2)Work with a realtor, and pay nothing unless you buy.
If you're not remembered, you never existed.
I choose option 2![]()
Starting LEC 7 soon but it won't be called LEC 7 - LEC 2012 coming soon!

Not that I dislike detective work (I'm usually the one here doing it), but no one has responded to that one =/, so after 2-3 hours of waiting, they posted it here.
I see no harm in posting the same question in multiple areas, specially when no one answered it on the other one =/

The easiest thing, if your time is at all valuable, is to find realtor who can assist you. Personally, I'm pretty excited for investors, buyers, and myself as an investor with the availability of foreclosures in my market, cypress TX real estate and North West Houston real estate. There are some pretty good deals that are available, and we are fortunate to still have a healthy thriving market.
Work with a Realtor. We can easily set up a search of the MLS for properties listed as bank owned, foreclosure, short sales, etc. and set it up to email you everytime new properties are added. I do this for many of my clients.

Ok well tell me if this is true. I've heard you can simply go to your courthouse and get a listing. Is this a myth? I know it works with tax liens during certain times of the year, because about 4 years back i did go and get a listing. I would rather not talk with a realtor because alot of the time they act like your wasting there time, and are less apt to help.
It depends on the type of foreclosure. Tax liens & public auctions vary from state to state, so you'll need to do some significant research before diving in. HUDs are all listed on the MLS, and HUD requires you use an agent to purchase the property (with a couple of exceptions - police officer/teacher next door programs.)
You're probably not going to find an agent to help you with the tax liens or the public auctions, because there's no commission involved - unless you want to pay out a commission upon purchase (not typical.) There are investment consulting firms that you can find to help, or you can brave it yourself, and do a ton of research.
There's a lot of money in tax sales & public auctions, but they're extremely risky. Good luck.
