    Agreed. If you give in on commission from the get go, guess who they will come back to when the highest off the buyer will make and the lowest price the seller will accept are $1000 apart. Learned from experience that my perfect clients are professional and pay for professional service.

    Hi Everyone,

    Forgive me for "disappearing" for a few days...been sick

    Thanks for all the responses...you are all correct. Just the motivation I needed. My partner and I do work hard...harder than just about all the agents in this town. Many are moving since they have not been able to make money selling RE. In this market we are peddling as fast as we can and it get so frustrating when sellers try to do this to us.

    You would be proud of me...we closed a transaction on Dec. 31 (yes made celebrating the New Year much sweeter) and the seller (different one) tried to get us to co-op 3%. Yup, a total of 3%...a whopping 1.5% each. We said no and he stuck the 5%. Guess it's the expression "it doesn't hurt to ask".

    In my area, it is mostly 2nd homes and investments for vacation homes. A majority of our clients are wealthy and probably have more money than they will ever spend. This one guy was making $175k+ and was "beating" me up over $4K. Still makes me mad. Why is it the ones with money ask us to give up commission and the "average" guy is so happy for us to make money??

    Thanks for your support on this. I will let you know what happens when we get another offer on his condo. I will stick to my guns!! Oh, maybe I should get 'em loaded...

    Here's another line I use on sellers when they want me to reduce my commission...I say to them "I would be happy to sell your property for free, no commission, just split your profits with me". Of course that only "works" if they have equity. Haven't had one take that deal yet...
