We average about 235 leads/month and we are just finally on the top of page two in google for our three biggest keywords. Without drip email it's almost impossible to keep up with that many leads in the pipeline.....especially when it's taking forever and a day to sell properties in certain markets. This has made drip email more valuable. We couldn't effectively keep up with the leads and there are 6 buyers agents.
We do require registration but have tried it without also for two months. The biggest factor in my opinion is having somebody who is very good working the leads initially. Must have both great phone and follow-up skills.
In about 8 years of working with buyers only both myself and my partner can close 4.5 - 6% of the internet leads we work and contact ourselves. It is actually higher because I compute our numbers without taking into account bad tel #s, emails etc. That is approx 25%. So you should be able to close 4-6 transactions per 75 leads.
The problem is finding other agents who can duplicate the numbers. Most will close less than 1% of the internet leads. That's been our issue and hopefully somebody on the board has ideas on how to improve that ratio. I would like to hear what others buyers agents are closing? All our agents are 2nd year agents and seem to be improving. I think you will find it difficult (it is) putting together and training a team etc. Good Luck!
Here's a first contact suggestion:
If you have an REW site, I understand this can be done in the CMS but i've not gotten it to work.
However, this technique works with EVERY site that has forms submitted to an email account:
Setup an autoresponder in your email client, for instance outlook or thunderbird (I use thunderbird now).
In thunderbird, you would make am email response message and save it as a 'template'. Then apply a 'filter' to incoming emails from the contact form. Example: if the subject of your form is "Contact Form" setup a filter where subject = "Contact Form". Set the action to your template and your template will be automatically sent to your contacts.
This autoresponder can do several things for you,
1. It will verify the email address is not bogus = "good email"
2. It will tell your potential leads you've received their information (prompt follow up is important in my book)
3. If your responder is written appropriately and asks for additional clarification, the form sender may respond = "Good lead".

I have an autoresponder with my IDX so they do get a thank you and welcome email, etc. Once in a while people actually reply back to it but not often.
Usually withn a day or 2 I send them another email following up and asking if I can help them find anything.
I am curious what sort of drip email campaigns people use on here. I have the Gooder Group/RainMaker product.

No, some is yahoo,some ppc, msn, etc. It will be interesting to see the difference when we get first page.
I'm using rew idx and just recently set up rew drip. Hopefully we can convert more leads?
We use the one in the CMS. You can add as many emails as you want to be sent at whatever intervals you want. Once set up, it works fine. You can have REW program it so you can see when it gets sent, if someone views the email, have an opt out message/link, etc. We use it as we have found simple works better as most won't read rambling messages.

I just turned my registration back on with my REW site. I have my drip emails set up on day 0, 3, 10, 17, 24...for 4 months.
Setting the first email to "0" sends an email the first time it is 2:00 p.m. EST after they register.
Here is the full copy of the email:

This goes out no more than 24 hours after they register. Then they get a second email 3 days later with tips to improve their search and then they get a brief follow up email with links back to my site weekly for 4 months. So far, I average 1 unsubscribe every 2 or 3 days and more than 20 registrants a day (not giving full numbers).
I never have to touch anything. It does it on it's own.
So after 30 days of, let's just say 20 registrants a day, you have 600 people who you are contacting every week.
Real numbers are actually higher.
Now what you need to think about is how many agents in your office are contacting that many potential buyers/sellers on a weekly basis.

Nice set up Ryan, the auto responder is built into the IDX so I have no control over it and it is sent right after they sign in. The 2nd response they get from me is the important one. Since I am able to track how they found my site when they logged into the IDX as well as what they searched, I make a note of it on my control panel for my IDX. I then email each one and only change the title of the email. For example:

So the subject should spark some interest as only 24 hrs ago he was searching for exactly that.
What do you guys think of that system? I hope there is not too much stuffed in the email but I like using my auto email update link as I find most people prefer to just fill that out and then it automatically ads them to my drip email campaign instead of me manually doing it. I then set them up in my MLS and usually send them another email as well as phone call to let me know when they see something they want to go see with me.
But for the ones that do not fill out the Automated Property Updates form I just manually enter them into my drip email campaign, sometimes I do monthly emails or weekly or bi weekly.
The Automated Property Updates is a form that I have the rights to because I pay for a drip email campaign that gives me this really neat form (actually 100's of forms for various things).

Ok I understand.
My SEO guy is dead against using PPC and feels organic placement is what you should spend your money on trying to get and something like 75% of the web searchers never click those ads. I was at one point going to pay for PPC until my web site was up in rankings but it only took a few months for me to be at the top of Google so I never needed the PPC.
I feel better knowing the $ is going into my site and not some ad where click fraud is common. But if it works for others then its all good.
