    Default Who are you calling on for listings?

    I'm trying to get a feel for what others have found to be successful when cold calling for listings. Other than FSBOs and Expireds who are you personally calling on when looking for new listings?

    I just caught this thread today.

    I actually don't call FSBO's, expireds or anyone else for that matter. I will however be watching this thread to try and get some ideas...

    I'll give it a few more days and if there is no interest I'l write a blog post about where to look besides FSBOs and Expireds.

    hmm.. no time for calling cold leads.... i'd rather call past clients and say hello and send out personal notes than call cold. Just my opinion, but maybe that's why no one else is responding.

    hey I don't cold call because of the do not call law. It just seems that so many people are on the list. Now If I grab a phone books and check the numbers out I find that many are not on the DNCL. I was thinking to myself if I just called 10 people each day from the phone book it would probably be just as good as door knocking. at 10 people a day that would be 70 people a week if just one person per month listed it would be worth it.

    I am really thinking of doing this, I read in so many books that cold calling is good because not many people do it. After all the people in the phone book are not getting mailers because they are not FSBO or expired. and the fact that you will save time because you are not door knocking just makes me think that a little cold calling cannot hurt.

    With Expired you have to compete with all the other agents that sent out a postcard but it is more direct and targeted. Cold calls are like door knocking it is a needle in a haystack. But once you get someone who wants to sell, you will be the first and probably only person to contact them resulting in the listing or selling agents.

    I think I will give it a shot.. I wish more people would try this with me because it could be a bit intimidating for a noob like myself.

    It has been proven time and time again, the biggest bang for your buck if you are going to call is in this order...
    #1. Expired Listings--They have already agreed to list with a Realtor, and more than likely the Realtor wasn't strong enough on price, because we all know price sells everything, assuming a Realtor does something pro-active.

    #2. FSBO's--Some people say FSBO's have a sign out because they really want Realtors to call them to interview. Even though they will NEVER act like that is the case, these people usually have a reason for selling, but think they can do it on their own. Keep in mind, 98% of all FSBO's end up listing with an agent eventually. Why couldn't that be you? These take a little more follow up than Expired Listings, but when they are ready if you have been following up, they will list with you.

    #3. Past Clients & Center of Influence--These are people who already know you, like you, and would love to send you business. The truth of the matter is they forget you are in the business, or think you are too busy and don't need the business. Have you ever ran into someone you knew that said "oh I just listed my house, or my friend just bought a house." They forget you are in the business. You need to call them 3-4 times a year and ask them "Bob, I was just calling to see who do you know thats looking to buy or sell any real estate in the next 30 days?" Out of the 75-80 transactions a year that I close, 35-40 deals come from calling my past clients, and centers of influence. We all think, "oh if they knew someone they would call me." NOT TRUE, You would be surprised how many times I call them and I get a lead, that otherwise I would of never gotten.

    By calling these three groups, I went from closing 32 deals a year to the past two years I closed 75-80 deals a year, and this year my goal is to hit 125 sales and I promise I will do it. Get on the phone, if you want to make some serious cash!

    Joseph for various reasons I would not suggest this type of untargeted canvassing.

    Keep in mind, 98% of all FSBO's end up listing with an agent eventually.

    What are the real stats of how many FISBO's that end up with using the services of a realtor? I have heard anywhere from 75% and up?

    Just curious......and it would be nice to have an official # and source to refer this stat to.
