Anyone ever close a deal with a client that they know for sure provided fake reg info?

I lean towards deleting leads with fake e-mails, but I can certainly see the other side of the argument.

Well, another reason I don't delete them is basically I got nothing to lose.

Actually, I have closed a few.

One I closed last year called me today to let me know he is ready to start looking for his next home.

I have closed a few over the years. I see them pop up from time to time and then occasionally one will make an inquiry and submit real information (most website visitors don't really remember if they used good info or not).

What do you guys do about people that tell you they are working with another Realtor? I get kind of mad because they should be using that agent’s site and not mine… but I assume the other agent either has not site or his/her site is not good enough for their clients. Then why use that realtor? Why not work with a professional who invests time and money developing the right tools to allow users a great home searching experience?

I don’t delete them, but I get irritated at the fact that they keep using my site over and over while using someone else to buy the home they find.

If the e mail bounces the system kicks them out until they have updated their real e mail addy.

I let them stay but I'm rethinking it as I also pay per search.

The only leads I discard are the ones working with another agent. After a few months I will send a bulk email to all that are in my back office and let them know if you are still interested in real estate, please reply with an email and let me know your status. Otherwise, I thin out the lead inventory.
