    You hit the nail on the head Rita. Most calls are incredibly friendly if initiated in that short time-frame because they are still in that mind-space (and yes, often still searching your website!). The "2 minute response" is even well received with those who are just information gathering and/or are not ready to speak with an agent. For those who have a 20 minute system and have the staff to support a shorter time-frame, I'd highly recommend a three minute plan (or something close).

    This thread has been awesome to follow. Seems like I keep coming back to learn more and more from all that have shared...but now that I've posted I'll get the email alerts when a new post hits the thread. I like that built in function Morgan. Thanks again guys for all that have shared so much quality information on a very important subject of Leads.

    I don't worry about Weirding out someone who came on my Site for Info. with a COURTESY Call to make sure their experience on my Site was OK, if I can answer any Questions, or change their Search Criteria for them on my end.
    I think it shows you take care of business Fast, are Organized, and want to earn Their business by such proceedure.

    I have all leads routed to my PDA via text message and follow up immediately by calling the person back. I usually open with telling them I am giving them a follow up call and would like to know how their experience online was or if it was via 800 line wheather they found the recorded information useful. This lets me have it be a warm call. I have found that if I what even 15 minutes my conversion falls in half. I also have more people that are annoyed with me calling them.

    U2man and Josh were talking early in the thread about following up making calls to all the prospects and how difficult it can be. I use a little different twist on josh's calling scheme. I to try calls at different times but instead of doing it live I use voice broadcasting. If the person picks up the system hangs up and I get notification that someone has answered so then I or my assistant calls back right away. If no one answers and it goes to voice mail the voice broadcast system leaves a digitally recorded message that sounds live on the voice mail. This saves me a great deal of time. I also use the voice broadcast to make my follow up seem more personal over the 6 months converting some of the prospects takes. By using voice broadcast for this it allows me to stay on top of all my leads. In my messages I invite the prospect to one of my teleconfrences that I hold every week. This helps make the teleconfrences more interactive and helps me have warm non-threatening interactions with the potential principals. Below is a link to the voice broadcast system I use.

    that seems like a great idea and a very cool system. How long have you been using it and have you had success with it? It seems like a great way to cut down on the labor intensive manual calling. It seems inexpensive enough but does that add up after a while?

    This basically seems like a drip email campaign but with voice mail; is that how you use it? Sorry for so many questions it just seems like a winner.

    Jamesww Really has figured out a Super Response Model regarding possibly the Biggest Problem facing CHASING Buyer Leads, and trying to CATCH them on the phone...Not playing E-mail games where they can keep hiding out, emerging for an Address so they can drive by and phone the Listing Agent on the yard sign IF interested...Blowing You Off!
    This IS Tackle Real Estate, not Touch as in Referral Leads. It's Only for the tough minded Agent who knows it's a numbers game.

    And This Truly IS a Great Thread.

    It ought to be published!
