    If you are not contacting by phone within first 5-10 minutes of inquiry on your website you are dramatically decreasing your capture rate. At the very least just leave a short intro on their vm.

    you can also use this for 1st email contact as well. I have found that using KISS philosophy tends to produce best results.

    It depends on what other info you are collecting, for ex. when are you moving, where do you reside, what price range, etc. At that point you can call to confirm the info and just say hello. Mostly everybody is fine with that. I try to respond within 2 minutes of the lead as my leads are routed to my blackberry so I get them real time. Most of the people I call are amazed at how fast I get back to them

    If there is a number provided, call right away. Just start the conversation with who you are and thank them for taking the time to fill out the form. Talk about the platform (the site where the lead came from), ask questions about "what did they like", "was the information useful?", "is there anything else they need help with?"

    This will lead the conversation until there is a natural flow and you will know where to take it from there. Remember you are trying to build a relationship with this person; not trying to "sell" them something right out of the chute!

    Inform/remind him where you got his phone number. Then, ask him if he needs your assistance. That's what I do, most of the time it got me answeres.
