    Default Investing in Southern Fl

I was looking for feedback from anyone that may live in Southern Fl mainly (FT. lauderdale area). I'm interested in learning about the area mainly for investment purposes. Main interest would be in purchasing commerical land to build commerical business or hospitality services. I want to learn about supply and demand in these areas. How much has the population in these areas increased in the last 5 years, in the last one year? How much have homes and properties appreciated with the last 3 years, last year.

Also, want to know the supply and demand for hotels within the areas- is there a shortage or abundance? Besides vacationing and the beaches what else may attract people down in this area.

    Thank u in advance....

If you have the money or resources to get the money I'd say do it. The market is very expensive, but the Ft. Lauderdale area has more disposable income than any other area in Florida. I live in Tampa, and travel to West Palm a few times a year. It is beautiful! There is development going on all over the place, N, S, and W...not East because of the Atlantic. DO IT!

JiggyP: check out www.realtor.org-- it's the national association of REALTORS website that has a lot of good data for you to get a better idea of not just that area but others. Some things cost a price (a hefty one to non-members), but you can find real useful free information there also. look at the "research" section.
