Default How are You Using Social Networking in Real Estate

I teach the uses of Social Networks and how they can be applied to your business and your personal lives to other agents. The classes are a huge success in the office and now I am being asked to go to all the other local offices to teach as well. On top of that, to cut down and to bring in more agents at one time, I am starting to do live broadcasts from one market center to the others.

But I am curious as to what networks others are using and how they apply it.

So I guess no one is using social networking as a tool...

Oh, social networking is great. I have met quite a few people on various social networks already. I don't really know how effective they are when it comes to lead generation, but I have been definitely meeting and learning from other people in various real estate (and other affiliated) fields.

That's interesting to hear that you are doing lectures on the topic for various offices in your local area. Do you find it is pretty difficult to relay the potential of social networks to people who are clueless about the subject?

No...not at all. When I first started doing this, knowone knew what to expect...I had maybe 10 people in the room. After that first lecture, it spiraled out of control and now it is pretty much standing room only. I did 2 back to back lectures yesterday in my office and brought the wireless network down because there were so many people in the room.

What I have found is that agents are just screaming for having something new to talk about in their listing presentations, new means of talking about their listings, etc. There are a couple of people in the office that are just tech haters so no problem there. But it typically get sucked up like a sponge. I do find myself doing alot of redos of the same class (actually I do it in workshop format)...no preprinted material, everything comes out of my head so no 2 classes are the same...keeps the material fresh. The great thing is I learn how others would apply what I teach which give me a fresh prespective on things as well.

I am currently teaching at 3 of our 6 locations with the others trying to get on my calendar to get out there. I pretty much share everything I know, I dont hide anything as that would just be counter productive and now because of this, agents send me referals that are techie...so it all works out!

Seems a little self defeating to me. It would be like me running around teaching every other Realtor in town how to rank well. All it would take is one or two of them to rank higher than me and I'd start to loose business unless of course I wanted to get into real estate web site consulting and quite honestly I don't know enough to do that at this time.

All depend on how you look at it. These are agents that are struggling to keep things going. There is too much to digest so if they can apply one of the things that I teach them, it helps them and helps me. Im not out to be a millionaire, and if I can help someone out, I go out of my way to do it. There are those agents out there that try to hord everything to themselves...and it works for a while, but when the dust settles, they get a bad wrap, and noone wants to do any business with them, event if they have the home that their clients are lookiing for, they go off and find another that fits the bill. I have already seen this happen in my office a dozen times and it has happened to me as well. I just will not do any more business with them because it is way to much of a hastle...and now their business is starting to faulter...they got rid of their excessive cars, let some of their homes go, etc. What goes around comes around. The niches that these other agents are in, do not compete with me, and because of my relationship with these agents, they will not cross over into my territority as I wont with them.

it all works out...and I sleep pretty good at night except for the legs cramping up from all that running

I was just saying that this seems interesting and I was curious what all your lecture covers.

    well said!
I am a fan of sharing information I have. While it may seem to be giving away your secret sauce it often finds its way back to you. More so guarding every little detail of info will hurt much more than help long run, it is a small community.
