    Default Realtor selling leads to another Realtor

    I have a question for all of you. Are Realtors permitted to sell their own leads to another Realtor from a different brokerage?

    The reason why I'm asking this, is because my website spans the entire county and when I have someone register on my site to search for homes in an area about an hour away, it's a bit far to drive and I would rather sell that lead to someone else in that area. I want to concentrate on about 20 minute drive radius. Anything further than that, I would love to sell it to someone else. Am I permitted to sell these leads? Do I have to get my broker involved?

    I really don't want to refer them out and then keep track of these leads, but a quick sale is more tempting to me.

    Also, what would you charge for a lead? My leads come with first and last name, email, phone number (sometimes) and the criteria they used to search for properties. These are all MLS Search registrations.

    Is this permitted and have any of you done it?

    When you say sell, do you mean sell a lead for like $25/ lead or sell them by saying a referral fee of 25%. I am not sure if there are any issues with the dollar approach but the referral fee approach is no problem. I dont think there is an issue with changing a flat fee either but someone else will probably chime in to agree or disagree shortly.

    I was thinking of actually selling for about $10 to $20 per lead. Not sure of the price yet, that's why I asked how much would I charge.

    Referring these leads is a process that needs to be tracked. I'm not even sure how I would track so many referrals. Looking at my numbers for the past year, I could probably sell about 500 leads. If I refer them out, how do I keep track of 500 referrals? I would just sell it and forget it.

    We receive referrals from an agent in our county for areas on the outskirts of our city. There is no problem with that.

    //edit// - I'm not sure about actually selling for a dollar amount though.

    it will depend on state i imagine. I dont thik it is a problem though

    Would I need to have my broker involved and would he get a cut of that sale?

    Also, do I need to have a "Privacy Policy" on my website that states "your information may be sold to another brokerage/agent" type of thing?

    Another fine question...you stand to make more money if you refer but yes, tracking will be the key.

    I would think it to be at least unethical for a realtor to accept a flat fee for a lead.

    Why would it be unethical? Please clarify.

    If I spend thousands of dollars on my website and if I think there's someone else who's better to serve that lead than me, I think it only makes sense to let another agent handle these people and I would get paid in return. Isn't this a win/win situation?
