    Default real estate trends...NY

    hi i am really not into real estate sales...basically what i am planning on doing with my girlfriend is go around fixing up houses and selling them for a profit...i was wondering if there was any forums or links that show market trends, you know where real estate is hot right now in NY state, preferably down state. i would appreciate the help. i hope im posting in the right section

    Welcome to the forum!!! Not sure if there are any forums that deal specifically in market trends in NY, but if you want any info about real estate in Dutchess, Putnam or Westchester Counties, send me a PM.

    Hi Ryan,

    I have experience in doing houses up, and revaluing them. Even though I am from Australia, the ideas of renovating and profiting are the same across most countries.

    In regards to forums there is the one www.somersoft.com.au, where a lot of developers, investors etc go to to swap ideas etc. Don't be scared by the fact that it is an Australian website, there has been people from other countries joining the forum and swapping information.

    You should come to San Diego and I will show you some great fixer uppers and sell it for a huge profit. Of course you would have to use me as your realtor.

    this is true, my friends actually are the ones who got me interested in this idea....they lived in san diego bought a house for 250k and fixed it up...sold it for 500k!!! only about 30k invested into it, but i have a minor problem, i dont have alot of capital to invest and houses around the san diego area are in ranges of 200k+. is there anyway i can get some sort of government loan lol, or even one from a bank, with only a mild credit history? idk i guess i just have to find out for myself?

    I would like to get into doing some fixer-uppers and flips as well -- also in NY.

    I'm probably a bit north of you, Ryan, in Dutchess County. My problem is the same -- no money. Even in Dutchess County, the story is similar to San Diego. A friend of mine just bought a 900-sq. ft. ugly house for $215,000.

    I can't even afford to LVIE in a junker, let alone buy a pretty house, which is why I'm getting into real estate investing. I know there are ways to do it, I just don't know how just yet.

    I'm going to start out by Bird Dogging properties to investors. I hope that will help me gain influence, network, and get some experience under my belt. I'm even making a website as I learn to Bird Dog, to hopefully teach others the same.

    Shanghai old lane houses could be even better!

    Once these places are made art-deco, they are just beautiful. Shanghai old houses are, somewhat obviously, in short supply...you can never build more old houses. Last place I saw sold for USD$600,000. With the growth of the city, and the strong expat rental market looking for decent and stylish accomodation, these places should easily hit 1mil and up within a few years...indeed, many already have.

    Loans are available to foreigners at the rate of 50% for old houses, or 70% for new buildings. Foreign banks are better to go with...try Standard Chartered or HSBC.
