Consistancey is key. If you are going to decide to farm you need to commit to it and do it FOREVER for it to be effective.
Here are my thoughts. I have a farm of about 600-700 I hit each one once per quarter so I take my farm divide it by 3 and thats how many I do every month. This way I don't have to dod all 600 at one time, I am doing 200 a month, they all get hit once a quarter.
If I send letters it coost me about 60 bucks a month, post cards are cheaper.
The results are a mixed bag. I may get zero calls or I may get serveral.
Keeo in mind farming is a long term investment at getting prospects. You hope to land your letter in the hands of someone thinking about selling but in most cases it lands in the hands of someone who isnt selling now. But wiht consistancy you hope that when that person dooes decide to sell, yoou have reached them a dozen times over the years and they call you.
They say the avergae person sells every 7 years, this is why if you decide to farm you have to stay wiht it for it to be effective.

I agree, consistencey is the key. I started with a farm of neighborhoods I know and a list of about 5,000. It took me about 9 or 10 months to see any results. It has not been a huge money maker for me but has brought a little extra to the table.
