What methods do you use to get quality leads?

What methods do you think get the most quality leads? There are dozens of ways to get leads (and you should always use more than one), but what one do you think gives the best return?

I'd have to say networking works the best, but I think the internet holds the most potential.

I think the internet is a really good source for leads because its always working for you whether it be 11 at night or 7:30 in the morning. Its a constant source working for you.

Didn't Realtor magazine just run a big thing about Real Estate 2.0 and talk about how the internet isn't as impersonal any more! It's where people go for their information!

I just respond to all of them like they are good quality leads and know that I need to drill a lot of empty wells to get the few quality folks to work with.

Seems to work well, but it can be tiring.

It can be tiring is right...but I really think it is worth it if you get some quality leads.

The internet for sure! It's amazing how many agents don't use the internet to get leads. I think most leads come from the internet now days.

Our office runs almost entirely off internet leads and referrals. The internet is where it's at, for sure.

Referrals through your top 25-50 clients who you should keep in contact with on a very regular basis. My database is a lot bigger then 25-50 clients...but I think if all agents out there took good care of their best clients, they will remember that and refer you.

Open house's can be good, networking locally, and of course the Internet as well.

Jerry brings up a good point. Referrals are the best kind of leads! Treat your clients well and make yourself stand out above the rest of the Realtors. If you keep in touch with old clients, referrals will come.

Referrals are great, but right now the internet is where I get a majority of my leads.
