I use constant contact for my newsletter. You can actually do a custom newsletter template and add custom content. I began doing my newsletter 2 years ago but since everything was custom I only put out about 6 or 7 issues during those 2 years. Actually I think I only did one issue this year in January. Things just got too busy.
I've been paying for it through the entire time though with hopes or getting back to it but it is a lot of work to do custom articles, custom featured listings, etc., etc. When I say custom I mean writing everything and updating everything manually.
That said, I have sold properties thanks to my newsletter. I have sold 1 property this year that I know 100% was driven by the newsletter and I currently have a short sale under contract thanks to the news letter (However, the short sale has been pending for 5 or 6 months, I don't know any more).
I think it can work but it requires a huge commitment and dedication to actually get the newsletter out as planned. I think I'm going to look into a semi-canned version instead.
