Well thank you all for the replies. I can tell you that I have recieved since the time of the rankings 2 million in listings for this week. Which isnt common in most markets to get a lot of listings from the web. Plus I have 2 buyers looking at properties for over 1 million each and I have somewhere around another 1.5 to 2 million in buyers for my agents just from the web over the weekend.
The leads that I mention right now are ones that have been contacted and seem to be real buyers and sellers. Out of the listings I mentioned 2 appointments are set for tomorrow 1 on thursday and 1 on friday. 1 listing on Tuesday is for 150k..Condo and the other is for 650k..House Thursday the listing is for 800k..House and the one on Friday is for 380k.House Plus the listing for 800k is also a purchase for 600-650k Condo.
If you just look at those numbers there they make the ROI well worth it even if I didnt get anything else from this site...but I can tell you that we are getting in leads and a lot of good leads everyday. The main problem I see, is that will I have enough agents and support staff to handle the business coming in. I do know that not all markets may get this kind of business, but this is considered a major market in the US.
I also know that the business will increase as we move up the serps. If as an example I am getting 60 email leads a day in the number 8 ranking then logic dictates that I should get maybe 100 to 150 a day in the number 1 spot.
Also I can say its the little phrases that I am getting more specific traffic from then my main search phrases which produces a more legit lead. I do personally target a lot of high dollar properties in my business plan and I have tried to target that through the website as well.
I can say this with 100% honesty if you are in a good real estate market you can't go wrong with Seo Guy. If you look at nothing else but the fact I got these rankings for all my key phrases in 2 months...thats just unbelievable. My logs show I have been found on over 1000 phrases this month only. Thats good. Now not all are related to real estate ..but as an example being found for schools here in Atlanta is key because some people searching for school information may also be looking to buy.
I am a smart enough business man that if I didnt think that the ROI was going to be worth it I wouldnt have used him but I know for certain it is. The figures we have come up with so far from adwords vs serps is that 30% of the leads that come in are good leads that can close if worked. Now please remember web leads are like building a pipeline...you are not going to start out closing 15 to over 20 deals a month from the web..but within 90 to 120 days you should if you have a good system in place to keep in contact with the leads and you can stay organized.
One of the biggest comments I hear from clients that we get from the web is WOW you got back to us fast...we submitted to a few other websites and havent heard back from them. To be honest I hope the other website owners dont get back to them as fast as we do.
The NAR did a study that showed buyers and sellers 80% of them used the first agent they came in contact with. So with that being said it is very IMPORTANT to make sure you get to those people as fast as you can.
Also you are all right if you get in 500 emails leads a day and you cant close the deal your website is NO GOOD..but with the system I have in place for myself and my buyers agents..our leads get closed. I am not full of myself but I am very very very good at closing deals. Our follow up system is very good the client gets a response right away. Then they get a phone call and then a follow up report through email. Those that are looking 6+ months away get an email every 2 weeks. Those that are looking to buy in 3 to 6 months get an email every 2 weeks plus a follow up phone call every 3 weeks. Most of this other then the phone calls are automated so it doesnt take up the time of an agent or assistant
To wrap this up in a nut shell..The ROI is well worth it as far as I can see now. The follow up is key to any business no matter what your serps are. I expect to do 25 to 35 million from the internet over the next year..not in 2004 but the next 365 days. So with those figures in mind and I believe they may be low..you can see that the ROI would be worth it.
