    Default delayed open house?

    Is there a logical principle (of which I am unaware) that says there is an advantage to doing an open house for a home - X number of days AFTER its sat on the market?

    I thought it was best to do it as close to possible to putting it on the market, but I am open to hear better strategies . . .

    Yeah, the strategy came to light in the height of the Sellers Market. We all knew we could get an offer within 30 days so no need to put any effort into doing open houses unless you needed buyers.

    Today, You should be doing all you can to make the client happy.

    thats how I look at it. Its just strange to me b/c I see people in my own neighborhood using Realtors who . . . do what appears to be rather odd things . . . like no open house at all, or open house after the home has sat for 30+ days . . . etc.
