Google Adwords...have any of you used them and had any success with them. What has your ROI been with Adwords and are there any tips or tricks you can offer that may help all of us that are not ranked for our keyword phrases to increase our website leads

The secret to a successfull PPC campaign is to get great free google listings on your most important key terms and buy the cheap secondary terms using adwords. Alternatively if you are not able to compete on the big terms, you may need to hire a good SEO or purchase those terms too.

Companies like ours charge a minimum of $250/month to manage PPC or 10% of the spend.

Most importantly make sure your website can convert to leads otherwise everything is a waste of money.

Adwords can actually be very beneficial for real estate agents as long as your website is geared to catch users. Make sure to have contact forms, mls links, and other important info in plain view.

Some of your main keywords/phrases may be a little too saturated and inflated in per click amount for the "Big 2" PPC companies - Google Adwords and Overture. You can check and see the bid amounts for you keywords here: http://uv.bidtool.overture.com/d/search/tools/bidtool/

Marketing Experiments just did a study about the larger PPC campaigners vs. the littler ones and suprisingly, Ah-ha and Kanoodle had a VERY successful ROI on the investment. http://www.marketingexperiments.com/...ll_ppc_eng.cfm

As for tips and tricks of the trade...try to incorporate your keywords in the title and desciption portion of the ad for Google Adwords. They become bold when searched, which gives them the "appearence" of being more relevant then the next. Set up several different ad campaigns, using different descriptions and entry sites to see which ads are good copy and which ones are a waste of time.

I'm fortunate enough to usually turn up in the first 10 or 20 listings for "real estate location" and "homes for sale location" searches in my particular neck of the woods. ("location" being one of nine main communities in Canada's Ontario Niagara Region.) Even so, I find that using AdWords increases my chance of being found, particularly when some of my competitors are running side by side with me in the results (which I'm also very pleased to note isn't all that often!).
I admit that I've yet to buy into advanced log statisitcs (e.g. per WebCEO), if only because, as a one man operation, I get enough leads coming in to keep me busy. Thus, I don't have exact figures. Neverthless, AdWords clicks are at least 25% of my total visits each day and I've worked hard enough to have decent CTRs for about fifty different keywords. Indeed, I've even hit the 30% and 40% marks with some of them. And in that I'm paying Google no more than $30 per month, I've already earned enough to pay for about five more years of involvement if I don't get another single sale out of it!
But there's certainly a learning curve to get the wording and keywords right. In fact, I'd recommend taking advantage of the information available from Perry Marshall, who's recognized as a leading AdWords guru. This, I assure you, isn't an affilitated plug. Rather, I'm just well aware that my own ability to get the hang of things came from the down-to-earth advice in the material that's described in the page at http://www.perrymarshall.com/google/ .

Is there a way to have your ad appear ONLY on google and not show up with people that are using adsense. Does that make sense?

I looked but I didn't see it.

Yea I'll look again. Seems to me you should be able to opt out.

I think it under "Edit campaign settings". There are two things there to check about Googel content and Google network which I've always assumed was the AdSense ads.
