    I think it is always a good idea to have your buyers come to your office before your first showing. My office is fun and positive, but at the same time busy and hectic. It will engage the serious buyer, and will cause the others to contemplate where they are at - it forces action - good or bad. It lets me know from first impression where the buyer is at.

    We sont do the office thing, I meet folks at the house if they want to write an offer they come to my house or i email it to them.

    From the sound of it, it sounds like you're hopping in the car without establishing an agency relationship. I have over 30 agents in my company, and although we have a strict "discuss agency at your first appointment" policy I'm sure many of our agents ignore it. (In CO, it's actually the law that different agency relationships be disclosed.)

    There's nothing as powerful as a strong agency presentation right out of the gate to separate the wheat from the chaff.

    I agree with this...although its not always possible, I really try to get them into the office or into a Weichert office in another town...before and after to debrief. Otherwise, I feel like I'm just a vehicle to get into the home and we all know that we have so much to offer to the entire process. Its important to show some of this right upfront.

    Great feedback Susan!

    I should add that the difference between my lowest producing agents and my highest producing agents is about a 10X difference in conversion rates.

    The biggest difference between them is
    1) Personalizing followup vs. canned followup
    2) Picking up the phone and calling new leads

    (Bear in mind I'm talking about followup with internet leads, not necessarily showing followup.)

    That makes sense. The agents that differentiate themselves and make it more personal will most likely do so thru the entire transaction process.
