    Default 100% Commissioned Lead Coordinator

    I'm thinking about going this route to handle, organize and distribute leads. Beyond distribution, I would like to have the coordinator follow up with the agents as to where they are with the leads that they have been assigned. Agents answer to coordinator, coordinator answers to me.

    Is anyone using this or something similar?

    I'm looking for some pros and cons for this type of set up. Initially, I think it would be best that this person is licensed as a first requisite. That way they can be a part of and assist at any point in the transaction if necessary.

    The lead cordinator will assist in assigning and following up on the leads, but will not be involved in any contract to close which is already handled by a different person. So, what type of criteria do you think might be important beyond the assignment and follow up?

    I think they have to be licensed if they are to be earning commissions from real estate transactions, so it's not only a requisite it's mandatory (Am I wrong here?)
    Starting LEC 7 soon but it won't be called LEC 7 - LEC 2012 coming soon!

    Yes they do. It's either a license or they get a salary. I think commission would be better for this job because they will depend on getting the agents to close the deals if they are to get paid. They also will have more incentive to stay on those leads that are longer term prospects and free agents up to deal with people closer to buying.

    Ryan,

    I do exactly that for my company now (among other things). They refer to the position as a CAM (customer account manager). I can tell you from experience, it works well. The way we do it is a little more complex than assignment and follow up. It includes other things like qualification, warm up and incubation if need be.

    I would be happy to explain how we do it and our effectiveness if you like.

    Unfortunately, there is no better person for the job than you.
    Maybe or maybe not. It's difficult, scatch that, perhaps impossible for me to sell real estate and coordinate, follow up, etc...

    However, I think it should be entirely possible to develop and implement a system by which expectations can be established and accountability ensured to free me up to generate more business and work a few buyers/sellers myself.

    Besides, there are millions upon millions of able bodied people who are FAR more organized than I could ever dream of being.

    Those are responsibiulities of the job that I would expect fall under that role as well. Please elaborate.

    Ryan,
    Read your MREA book. You need to be the lead generator. We all know that you have done a stellar job of getting ranked and excel at blogging for registrants. Are you better off getting out and hitting the streets or striving for more registrants for your lead coordinator?

    I am waiting for feedback on your drip campaigns and looking forward to the Ryan Ward policy and procedures manual! LOL

    Ryan, we've tried having one person (licensed) call all leads (moderate success) and now I have the agents calling the company leads (also moderate success) I haven't tried somebody to just coordinate with the agents and get updates on leads etc.

    I really would love to find a system that converts more than 2% of internet leads.

    I have one agent who is @ the 5% range and that's usually about what I can do....it really is hard doing everything. It's very difficult finding good agents (at least for me) and you need good drip and phone call schedules.

    The day's of people selling and moving in a 3 month window are gone for now. The incubation period sometimes can be years.....follow up, follow up

    This should be a good thread!
