Since sales started going down, I started to do more and more short sales and hated it. I got in real estate in 2003, so I'm still fairly new to the market, but I think that I have a good handle on things. But these short sales were kicking my ass. I found a company in Irvine, CA that has one of the best short sales experts in the country, Patrick Grom, and I learned directly from him where I was making my mistakes and now instead of about 10% I now average around 40% of my deals being accepted. Best of all I didn't have to find investors because they already had them waiting to pick up anything it seems like. I made 60K last month.
