Can you recommend a good community sales site to get ideas from?

I've just been put in charge of sales for a new construction community and I'm looking for ideas to borrow from other successful developers.

Can anyone recommend a few sites to look at?

My new community contains a jack nicholas signature golf course.

Gated community, condos, towns, villas and custom sfh's

Wave pool w/ sandy beach, etc.....

Fee's will be the most difficult part of the sale. Club membership is mandatory at $7500 for a social membership + $100 a mo
$30,000 for a sports membership + $150 a mo
$60,000 for a full membership + 300 a month

Throw in condo fees and HOA fees and it becomes a rather difficult sale.

I would try to have the site have a feeling of exclusivity, make people feel special for even being allowed onto the site.

An awesome way to do that is to allow friends to "invite" other friends. Google did it with Gmail in the beginning. I had friends begging me for an invite so they could get started with a gmail. I don't know if that would work or not, but it is an idea.

I don't think there is anything that special about this site, but here is a community almost exactly like what you are talking about in my area: thebridgewaterclub dot com.

Congrats though, that sounds pretty exciting to be tasked with big project.

Overwhelming is a little more like it. The original marketers who spent millions in promotional items were sacked for lousy performance. Now a team of three real estate agents (myself included) are supposed to be able to step in and fix things on a extremely limited budget and have it done sometime later this week!

Wow, that sounds exactly like Bay Point in Panama City Beach. Unfortunately, the community is years old and I can not find a developers site. The only site that pops up is the real estate office located in the community, which doesn't have any info on it.

I would look at beazerdotcom and get some info from them. They have all sorts of new communities being developed and is the nations larges developer.
